A rent guarantee involves rent paid routinely and on time throughout the term of an agreement, disregarding whether there is a tenant in occupation or whether the tenant falls into arrears. This is by far, a low-risk strategy to ensure returns on your investment are maximised for a fixed duration of time.

Our Company Sleep Well Easy will become your tenant, therefore you are contractually ensured an agreed fixed rental income each month. And we will use your property to provide a corporate letting’s option for businesses looking for serviced accommodation.

We will deal with any repair work required at all times (free of charge up to £200 per month) and our inhouse legal team will deal with any breaches from guests staying in your property at no extra cost to you.

You will have the option to renew your agreement, or we can hand the keys back to you and the property will be returned to you in the same or better condition than when we received it.

You have to deal with maintenance and repairs and all the stress that comes with that.
You end up losing money because of late payments and void periods whilst looking for a new tenant to move in!

The rent guarantee contact we can offer from a minimum of 12 months up to a maximum of 5 years.

The benefits of a rent guarantee scheme for landlords include no void periods, no rent arrears, no commission, no set-up fees, no renewal fees or any other “hidden extras”. No need to deal with the tenants at all. We can be flexible with payment dates, contract lengths, and start dates.

Where the property is required unfurnished, landlords will still be required to supply the following items.

  • Fridge freezer
  • Oven or Cooker
  • Nets and heavy curtains or blinds

Simply call our leasing team on 0121 769 1742 who will be pleased to arrange a no obligation property valuation. We will meet you at the property and advise you of any areas that may need addressing prior to leasing your property.

Once we have agreed terms, we will action payment for the first month’s rent on the same day.

Generally, for us; the leasing process can be a quick as 24 hours to a maximum of 10 days.

All utility bills and Council Tax will be transferred to Sleep Well Easy  during the term of the contract.

All payments are made by an automated BACS system. Payments will usually take 2 working days to clear into your account. Rental payments are made on the 1st day of the month, monthly in arrears.

No we don’t. The rent agreed will be the rent that you receive from Sleep Well Easy  every month. We do not charge commission or a management fee.

No, because we effectively become your tenant and lease it on a serviced accommodation basis not HMO.
